What a published price cannot know is your house, and in Woodinville that matters more than average. An estate on acreage up Hollywood Hill is not the same job as a newer house in Wellington, and neither is the same as a place on a wooded lot out by Cottage Lake where the only sensible spot for the outdoor unit is a long way from the electrical panel. Line set length, crawlspace access, panel capacity: any one of them moves the number.
So there is no starting-at figure that quietly doubles once the work has begun. I look at the house, I write the number, and the number is the number. If you want options you get good, better and best in writing, and I will tell you what the extra money actually buys — which on some jobs is nothing worth having. In Woodinville the problem is usually August, not January
Most of the area I work in gets some help from the water. Woodinville does not. The valley sits inland, away from any cooling marine air, and the difference shows up as a handful of degrees and a lot of still, hot evenings that the houses up on Hollywood Hill and English Hill feel in full.
That changes what a heat pump is for here. Elsewhere it is bought as a heating decision and the cooling is a bonus. In Woodinville it is frequently the reverse: the winter is manageable, and it is the third day of a heat wave with a bonus room over the garage that nobody can sit in that finally makes the phone ring.
It also changes the sizing conversation. A system chosen only for the heating load can be underwhelming on the worst afternoon of the year, and a system chosen only for that afternoon short-cycles for the other eleven months and never dehumidifies properly. The load calculation is what settles it, and it is why I measure the house rather than reading the square footage off the listing.
Acreage, no gas main, and what that changes
A good number of Woodinville properties — the larger lots up the hill, the wooded places out around Cottage Lake and Leota — are beyond natural gas service. If that is you, the comparison you are actually making is not heat pump versus gas furnace. It is heat pump versus whatever you are heating with now, which is usually electric resistance heat or propane.
That is the easiest version of this decision there is. Electric resistance heat converts a unit of electricity into a unit of heat and can never do better. A heat pump moves heat instead of making it, so it delivers several units for the same electricity. Against propane the arithmetic depends on what you are paying per gallon this year, but the direction is the same.
The other half of it is that you stop having a fuel delivery in your life. No tank, no schedule, no winter price. For a property at the end of a long driveway that is frequently worth more than the running-cost difference.

Ducted, ductless, or both — what I'd put in your house
There are three honest answers and they depend on the house, not on what I would rather sell.
A ducted heat pump. If the ducts are sound and the panel has capacity, this is usually the better system and often the cheaper one per square foot. One unit outside, one inside, heating and cooling from the same equipment.
A heat pump and a gas furnace together — dual fuel, where there is gas to the house. The heat pump does the everyday work and the furnace takes the coldest handful of days. It costs more up front because you are buying two pieces of equipment, and it is the right answer more often than people expect.
Both ducted and ductless on one house. More common than it sounds, and more common in Woodinville than most places because of how many of these houses have been added to. Ducted equipment handles the original building, a head or two handles the addition or the bonus room the ducts never properly reached. It is not a bodge; it is the right tool in each half of the building.
And a fourth answer that costs you nothing: the system you have has another season in it. I will tell you that too.
The three things that decide whether it can be done at all
Before equipment, before brand, before price, three things about your house decide what is possible. I check all three at the site visit and you hear the answer before you get a number, not after you have signed.
- The electrical panel
- A heat pump needs a dedicated circuit and the panel needs room for it. If it does not have room, that is a service upgrade and it is a real cost that belongs in the conversation at the start. This is the single most common reason a quote turns out not to be comparable to the one next to it.
- The ductwork
- Undersized or leaky ducts throttle a new system no matter what you paid for it, and a heat pump moves more air at a lower temperature than the furnace it replaced — so ducts that were adequate before may not be. On the bigger multi-level houses here this is also what is behind the room that has never felt right.
- Where the outdoor unit can physically sit
- It needs clearance, a level pad, a sensible line set run, and somewhere for condensate to go. On acreage that is rarely a constraint; on a tight lot in Wellington or English Hill it occasionally decides the whole design.
What the install actually involves
Most jobs run two to four days.
- Before anything — the site visit
- I measure the house and run a load calculation. Not square footage off the listing. I look at the panel, the crawlspace, the ducts, where the outdoor unit can go, and how the line set gets there without running across the front of your house.
- Day one — the old system out
- Old equipment removed and refrigerant recovered properly rather than vented. On most jobs this is also when the sheet-metal transitions get fabricated to fit what is actually there, because what is actually there is never what the catalogue drawing shows.
- Day one to two — the new system in
- Outdoor unit set on a level pad with proper clearances and vibration isolation. Indoor unit set and connected with the transitions sealed. Line set run, condensate routed somewhere that will still make sense in ten years, and a weatherproof disconnect within sight of the outdoor unit, sized and grounded to code.
- Day two to three — vacuum and charge
- The refrigerant circuit is pulled down to a deep vacuum and charged to specification. This is the step that decides whether the system runs for twenty years or fails in its third summer.
- Last — commissioning and the walk-through
- System run, airflow and charge verified, thermostat configured for your specific equipment, and then I show you how to actually use it.
The part that decides whether the system lasts is the vacuum and the charge, and it is the one nobody watching from the kitchen can evaluate. It is also the step that gets rushed when a crew has another job booked that afternoon.

Permits in Woodinville — King County, not my usual jurisdiction
I pull the permit myself rather than subbing it out or quietly leaving it off the quote. The mechanical permit is a line on my published price list, which is the short version of the same point.
Woodinville is King County, and the mechanical permit goes through the City of Woodinville rather than through Snohomish County the way most of my work does. An unpermitted install is the thing that surfaces when you sell the house, and unpermitted electrical work is the thing your insurer asks about after a fire. It also means somebody other than me looks at what I did, which is the point.
If the system has already quit
Plenty of people end up reading a page about heat pump installation because something has already failed and they are working out whether this is a repair or the beginning of a much larger conversation.
If the house is cold, or it is the second day of a heat wave and nothing is coming out of the vents, make the call first and read afterwards. I answer my own phone from 7am to 8pm, seven days a week, and I would rather tell you honestly when I can be there than have you plan around a promise printed on a website.
